The City of Mount Pearl, Newfoundland and Labrador, is moving forward with plans to turn the former municipal swimming pool site on Stapleton Road into new housing. This move is part of a city-wide effort to create more places for residents to live by removing barriers to construction and using land that is already available.
Mayor Dave Aker and the Mount Pearl City Council officially changed the local building rules on February 3, 2026, to allow for this project. These updates to the municipal plan and development regulations mean the property is now ready for high-density housing, such as apartment buildings or townhouses.
The city is now looking for builders to take on the project. According to Hey Mount Pearl, the city is accepting expressions of interest from developers who want to transform the long-vacant site into a new residential area.
To encourage faster growth, the City of Mount Pearl is offering financial incentives to developers. Builders who qualify for high-density projects can receive up to $100,000 through the Housing Accelerator Fund to help cover costs and get more homes built quickly.
The Stapleton Road site has been empty since the demolition of the old pool in late 2024. City officials view the redevelopment as a key way to grow the local population and support the community’s economy by providing more diverse housing options for residents.
