In Niverville, Town Council will hold a public hearing on Tuesday, December 16, 2025 at 7:00 p.m. in the Community Resource and Recreation Centre, 501 Centre Street, to review three development applications: a residential zoning variation at 14 Gleneagles, a new subdivision and road opening for Block 1, Plan 69000, and a commercial conditional use at Unit 2, 41 Main Street.
The variation, V28-25, filed by Lucas Ulmer, seeks a change to the zoning rules at the property at 14 Gleneagles. The subdivision application covers Block 1, Plan 69000 and includes a proposed new road, which may indicate the start of a planned neighbourhood expansion on Niverville’s edge.
Conditional Use C34-25 comes from 10044400 Manitoba Ltd for Unit 2 at 41 Main Street. The building at 41 Main Street currently houses Urban Flavours (a cannabis dispensary) and BSI Insurance; the conditional use application is for Unit 2 specifically. The company is asking to alter the permitted uses of the space, which could bring new retail or service offerings to Main Street.
Residents and stakeholders can submit written comments by 12:00 p.m. (noon) on Monday, December 15, 2025, or speak in person at the hearing. Council will hear from the applicants first, followed by public presentations, consistent with the Town’s public hearing procedure and the Manitoba Planning Act.
