Steinbach Council Reviews Plans For Industrial Road Properties

The City of Steinbach held a public hearing on Tuesday, February 3, 2026, at 7:35 p.m. to discuss how two properties on Industrial Road should be used in the future. The meeting focused on a Conditional Use application for 119 and 123 Industrial Road in Steinbach, Manitoba, where the applicant is seeking council permission for business uses that are not permitted “by right” in the city’s industrial zone.

The hearing follows a previous decision on July 15, 2025, when Steinbach City Council voted to deny a conditional use application for retail at 123 Industrial Road. The Carillon reported the July 2025 decision, noting council concerns about converting industrial land to retail and the desire to protect the city’s limited industrial land supply.

Under Steinbach’s current M1 (Light Industrial) zoning, certain uses—most notably retail sales—are listed as conditional uses and therefore require council approval. That conditional-use review is intended to ensure new developments are compatible with existing industrial operations and to limit potential issues such as increased traffic, parking pressure, or noise.

Neighbours and business owners were given the opportunity to speak at the hearing about how the proposal might affect daily operations or the surrounding environment. Local reporting has also noted the city’s broader efforts to manage industrial growth and balance the needs of new businesses with long-term land-use planning goals.
