Tecumseh Town Council has moved to support a new subdivision proposal that would add 428 housing units to the community. During a meeting on May 12, 2026, Council directed town staff to notify the County of Essex of their support for the project, provided the developer meets specific local conditions.
The proposed development, filed by Petcon Realty GP Inc. under file number 37-T-26001, covers 9.5 hectares of land south of County Road 22 and east of Lesperance Road. The plan includes 96 multi-unit attached homes and 332 apartment units. The apartment portion, known as the FUZE Tecumseh project, is already under construction and consists of two buildings ranging from four to six storeys high.
Beyond the residential units, the site plan allocates space for a stormwater management facility and parkland. These additions are required as part of the local infrastructure and land dedication process under the Planning Act.
This project is part of a larger growth trend in Tecumseh, supported by $15.1 million in funding from the Province of Ontario. This funding is dedicated to water and sewer upgrades necessary to accommodate thousands of new homes in the area. These utility improvements are expected to eventually service over 4,000 homes, which officials anticipate will lead to a 41 per cent increase in the total number of housing units in town.
While the proposal aims to address housing needs, it has drawn attention from residents regarding existing traffic patterns. Community members have voiced concerns about congestion on Lesperance Road and the intersection at County Road 22. In response to these concerns, town leadership has noted that addressing infrastructure in the region is a long-term process requiring significant investment and time.
The application now moves to the County of Essex for final approval.
