The county attributes the acceleration to sustained migration from larger cities (a “GTA overflow”) and regional economic growth tied to new industrial projects — for example, the Volkswagen PowerCo electric vehicle battery plant in nearby St. Thomas and other auto‑sector investments.
To prepare for new residents, county and city officials are considering a mix of intensification in existing neighbourhoods (“gentle density”) and, where necessary, a review of urban boundaries.
