The City of Pembroke, Ontario, released a report on March 20, 2026, that outlines a plan to increase the fees charged to builders for new construction projects. According to the study by Hemson Consulting Ltd., the cost for a single-family home would rise from $4,089 to $28,882. For business owners, the fees for new commercial spaces would increase from roughly $10 to $94 per square metre.
The report estimates that 900 new homes will be built and nearly 1,900 more people will live in the area by 2035. To handle this growth, the city has identified $48.3 million in necessary construction projects, including updates to wastewater systems, police facilities, and transit services.
A public meeting will take place at city hall on April 21, 2026, where residents can ask questions about how these charges will work. Local officials intend to keep the fees uniform across the entire city rather than setting different rates for specific neighbourhoods.
