Burlington’s city council committee gave a unanimous green light on July 7, 2026 to zoning changes that push a massive King Road project closer to final approval. The $6 billion Alinea Land Corporation development proposes roughly 8,800 to 9,000 homes on a 49-hectare vacant site next to Aldershot GO Station, along with shops, offices, an arena, and a college campus.
The site sits between Highway 403 and the Lakeshore West rail line. Plans include 36 buildings reaching up to 53 storeys across 26 blocks. Along with housing, the project would bring commercial and entertainment spaces, a 5,000- to 7,000-seat arena that could host an OHL team, a community centre with ice rinks, a hotel, an event plaza, and a potential Mohawk College satellite campus. About one-third of the land would stay as natural heritage, parkland, and open space, including protection along Indian Creek.
Mayor Marianne Meed Ward called the project exciting and a model for building around GO stations. The developer says five per cent of units will be affordable housing, matching the city’s Official Plan. But CN Rail has asked the city to delay approval, pointing to an existing restrictive covenant that stops sensitive uses like homes, schools, or daycares near the Aldershot Rail Yard.
Council attached 19 holding provisions to the zoning changes. These require updated transportation studies and proof that water and sewer services can handle the growth before building can start. The full Burlington City Council will make the final decision on the zoning amendments on July 21, 2026.
