Fort Saskatchewan City Council will consider two zoning changes that could reshape parts of the Southpointe neighbourhood during a public hearing on Tuesday, May 26, 2026. The proposals include allowing a new child care facility and adding more housing options, and both are up for discussion at 2:00 p.m. at City Hall, 10005 – 102 Street.
The first change, under Bylaw C19-26, would rezone roughly 2.6 hectares at 8510 – 94 Street from Low Density Multiple Residential (RML) to Medium Density Multiple Residential (RMM). This would clear the way for multi-attached homes, apartments, and some commercial uses. The bylaw also specifically adds “Child Care Facility” as a permitted use on this property, but only as a standalone building.
A second proposal, Bylaw C18-26, focuses on Allard Way and aims to expand the Small Lot Residential District to allow a wider mix of housing. The changes would permit single-detached, semi-detached, and multi-attached homes, including more than four consecutive multi-attached buildings. Some land would also be set aside for park space to improve access to a nearby linear park.
Both amendments are aligned with the city’s Southfort Area Structure Plan, which guides development for about 700 hectares in southeast Fort Saskatchewan. The area is eventually expected to house 18,300 to 21,000 residents.
Residents who wanted to speak at the hearing or submit written feedback had until noon on Monday, May 25, to register. Council, led by Mayor Lisa Makin, will hear from the community before making any decisions. More information on the public hearing is available on the city’s website.
