Home buyers in Quispamsis are finding more options on the market as inventory levels reach a five-year high, despite a general cooling in sales activity across the Saint John region. According to data from the New Brunswick REALTORS® du Nouveau Brunswick, home sales in the Saint John area fell 8.3 percent in April 2026 compared to the same month last year.
While overall sales have slowed, the volume of new listings hitting the market has surged. April 2026 saw 1,524 new residential listings added across the province, the highest number for that month in five years. By the end of April, there were 3,346 active residential listings available, marking a significant increase in choice for potential buyers.
This rise in inventory is helping the housing market move toward a more balanced state. The months of inventory ratio—a measure of how long it would take to sell current stock at the present rate of sales—climbed to 4.2 months in April 2026, up from 3.6 months a year prior. While this remains below the long-term average of 5.2 months, the shift provides buyers with more room to negotiate than in previous years.
In Quispamsis and the neighbouring town of Rothesay, demand remains strong, with most properties continuing to sell quickly. The provincial benchmark price for homes has remained largely stable. As of April 2026, the composite benchmark price across New Brunswick was $324,400, a modest 1.3 percent increase compared to April 2025. When broken down by property type, single-family homes saw a 1.5 percent increase to a benchmark price of $325,800, while other segments saw different trends, including a 10.5 percent decline in apartment prices.
