The RM of Sherwood is moving ahead with plans to rezone agricultural land to make way for a new industrial development. A public hearing is set for May 27, 2026, to discuss the proposed Inland Business Park, a project led by Edmonton-based Bison Developments Inc.
The project would convert land located at SW 17-18-19-W2 into zones for light, medium, and heavy industrial use, as well as highway commercial space. As part of the proposal, the municipality is considering an update to its zoning rules that would lower the minimum site area for light industrial lots from 0.8 hectares to 0.65 hectares.
The developer’s proposal comes as the region faces a high demand for industrial space. Recent reports indicate that the industrial vacancy rate in the Regina area has dropped to 2.3 percent, driven by a limited supply of available land.
The review of this project is being handled by an interim council, which was appointed by the provincial government in April 2026 following the mass resignation of four former council members in March. The interim council, led by former Saskatchewan Association of Rural Municipalities president Ray Orb, will oversee municipal affairs until elections take place in November 2026.
