A new development proposal in Cambridge could transform the local skyline, as a developer has applied to build a 40-storey residential tower in the heart of Preston. If approved, the project by ABS Space Investments Corp. would become the tallest building in the city, reaching 129 metres at the corner of King Street East and Queenston Road.
The proposed tower features 475 apartments, including a mix of bachelor, one-bedroom, and two-bedroom units, along with street-level commercial space. It is situated directly adjacent to a future Stage 2 ION light rail stop. Because the current rules for the Preston Towne Centre do not allow for this height, the developer is seeking official changes to city planning and zoning documents. The city says this area is a focal point for future population growth and density, especially with the upcoming light rail expansion.
The site of the proposal includes the former Argyle Arms pub at 210 King St. E. In March 2026, the city council voted 5-4 against giving that property heritage status, a decision that paved the way for potential demolition. Mayor Jan Liggett noted that council and city staff were not aware an application for a high-rise was imminent when they held that heritage vote.
Residents have an opportunity to learn more about the proposal at a neighborhood meeting on April 29, 2026, at the Preston Memorial Auditorium. Following that, a formal public meeting is set for May 5, 2026, with the final council vote scheduled for July 21, 2026.
