The town of Cochrane’s Committee of Adjustment has approved an application by Falcon Investment Inc. to build a new three-storey apartment building at 144 Fourth Street West. The decision allows for nine new residential units to be added to the property, which currently houses an existing building with office space and three apartments.
To move forward with the project, the committee granted four specific zoning exceptions. These allow the building to reach a height of 11 metres rather than the town’s usual 10-metre limit, provide 44 square metres of outdoor amenity space instead of the required 54 square metres, and offer 14 parking spaces instead of 15. Additionally, the approval permits six of those parking spots to be located on the side of the property facing the street.
This development is part of broader efforts to manage the rapid growth facing the community. With the expansion of the nearby Detour Lake mine, the town’s population is projected to grow from roughly 5,400 to 9,400 by 2051. To keep pace with this demand, the Town of Cochrane has introduced various housing initiatives, including a Growth Community Improvement Plan and programs designed to incentivize new residential construction. Local development activity has increased significantly, with applications for multi-unit dwellings doubling between 2023 and 2024.
