The Sarnia-Lambton Association of REALTORS® reports that home sales in Sarnia, Ontario, hit their lowest level for the month of February since 1999. This sharp slowdown in the local market comes as both the number of homes sold and their selling prices dropped significantly compared to last year.
A total of 72 homes were sold in February 2026, which represents a 24.2 per cent decrease from February 2025. The average price for a home in the region also fell by 21.7 per cent to $421,186, marking the lowest monthly average price since December 2020.
Jeremy Guerette, the president of the association, says the current market heavily favours buyers because there is a high number of houses available. At the end of the month, there were 6.6 months of inventory, which is much higher than the usual average of 2.9 months for this time of year.
This shift in the market has given residents looking to buy a house more negotiating power and more options to choose from. Association officials noted that the decline is mainly caused by a lack of buyer demand rather than a shortage of houses for sale.
