The City of Brockville is holding a public meeting to discuss a major update to its local land-use rules, a move required to align the city’s development standards with its updated official growth plan. Residents and property owners are invited to attend the meeting on June 2, 2026, at 6:00 pm at City Hall to learn more about how these changes could impact properties across the community.
The city’s current zoning rules have been in place since 2014. Under Ontario’s Planning Act, the city is legally required to update these regulations to match its latest long-term growth strategy, which was approved by the Ministry of Municipal Affairs and Housing in 2024. To manage the process, the city hired NPG Planning Solutions Inc. to lead the review.
The proposed changes address how land can be used, including details on building heights, lot sizes, parking, and landscaping. Notable updates under consideration include allowing more additional residential units on properties, increasing density in specific areas, and implementing new rules to prevent developers from seeking lower density levels than currently permitted. These adjustments are part of a broader effort to manage the city’s projected population growth, which is expected to reach nearly 27,000 residents by 2046.
Local planning data shows that many property owners have previously sought changes to existing rules, with dozens of applications submitted between 2021 and 2025. Common requests included relief for rear and side yard setbacks and adjustments to parking space requirements. By updating the city-wide rules, planners aim to create a more consistent framework for future development.
Draft documents and a redline version of the proposed changes are available for public review ahead of the June 2 meeting. Andrew H. McGinnis, the city’s Supervisor of Planning, is the primary contact for those interested in the review process. The city is working toward completing the full update by August 2026.
